Closing Fee Guarantee
Excalibur Title & Escrow, LLC offers homebuyers a fee reduction that significantly reduces their closing costs. Excalibur guarantees that its closing fees will be lower than any competitor’s closing fees by at least $20 or we will discount our fees by the amount necessary to meet the Guarantee.
In order to qualify for the discount borrower must order title and close with Excalibur Title & Escrow, LLC, and borrower must provide a copy of a pro forma “pre-HUD” HUD-1 from a competitor for the same transaction that reflects all of the competitor’s fees. For the purposes of determining and comparing the total fees charged by a competitor and by Excalibur, the following fees will be calculated:

The Guarantee applies only to direct fees charged by Excalibur and its competitors to borrowers and buyers, and expressly excludes fees charged to sellers, and the following third party fees, which must be paid by borrower:

We reserves the right to require settlement to occur in the offices of Excalibur Title & Escrow, LLC either in Frederick at 11 West Patrick Street or in Hagerstown at 11949 Robinwood Dr. The property that is the subject of the loan must be located within the State of Maryland. The Guarantee and associated reduction in closing fees will be subject to the lender’s underwriting requirements and if disallowed by the lender, the borrower will not be qualified for the fee reduction. The Guarantee is available only upon the purchase of both owner’s and lender’s enhanced policies of title insurance for loans of at least $200,000. In the event that the borrower qualifies for a re-issue rate, the borrower will receive either the re-issue rate, or the guaranteed fee reduction, whichever is higher. Excalibur reserves the right at its sole discretion to amend or rescind the terms and conditions of the Guarantee from time to time and without prior notice.
